We call Northeast Pasadena home, therefore the rising or falling of home prices in the area are of great interest to us. The geographical boundaries which make up the Northeast Pasadena are defined as east of Marengo and north of the 210 freeway,
and include some of Pasadena’s best known neighborhoods. The western area includes zip code 91104 and the eastern part encompasses zip code 91107.
It is here you will find Bungalow Heaven, the Historic Highlands, Brigden Ranch and Hastings Ranch. There is a great mix of architectural styles and sizes to suit you preferences, including bungalows, tudor’s, spanish, and ranch. While this area has not been immune to the problems in the housing market, the desirability of these neighborhoods speaks well of
the supporting home values. I looked at the last three months vs the same period last year:

- Median Price: $582,500
- Days on Market: 52/84 (current/cumulative)
- Percent of Sale Price to List Price: 91.7%
This particuliar quadrant of Pasadena has experienced less price depreciation due to (1) not a lot of townhomes and condominums in this area and (2) the higher prices associated with these neighborhoods are more likely to be step up purchasers.

- Percent of Sale Price to List Price: 89.4% (2.5%)
The number of homes sold is on the rise, however home sellers are having to discount their prices slightly more than they did last year. As far as the “days on market” indicator is concerned, I reported what was provided in the i-Tech MLS, however this number is easily manipulated. There has been some recent merging of data providers which may sku the actual results.
