Doug,

I buy houses in the San Antonio TX area for rehab projects. One of the ways that we fund our projects other than using our own cash is offering private lenders a 1st lien position with a secured ROI. I have helped many of my lenders structure their Self Directed IRA.

If anyone is any what interested, feel free to contact me.

Ned, Thank you for the update. I had heard that this might be possible, but I have yet to find anyone who is familiar with the process.

Doug,

You don't have to take your money out of your IRA to invest in real estate. You can use a self directed IRA. Only a handful of IRA custodians will do this, but they will invest your IRA ireal estate or other non traditional investments. I am expecting much of the money for some projects I am working on to come from IRAs.

I use a self directed IRA myself and buy tax liens as well as a note for a rehab project. Equty trust and Entrust are two of the most well know self directed IRA custodians
